The Arden Heights real estate market is primarily composed of townhomes. These thoughtfully designed units are a fantastic compromise between an apartment and a full-sized home. Like a detached single-family home, many townhomes are accompanied by small yards where you can play fetch with your dog or plant vegetables or flowers in neat displays. If you choose to invest in a townhome, you will also find that many of the exterior costs are shared between neighbors. If you needed a new roof or major landscaping changes needed to be made, the costs wouldn’t burden a single homeowner; they would be divided among those within the community.

Village Greens is one of the main townhome communities in Arden Heights. It is composed of four sub-neighborhoods:

  • Carlyle Greens
  • Dover Green
  • Forest Greene
  • Hampton Green

In Village Greens, townhouses tend to be organized into clusters of eight, although it is also possible to find a few detached residences. Those who live in Village Greens will find that they can enjoy a 16-acre park that includes two Olympic-sized swimming pools and grassy areas.

Those who are interested in townhome living, must visit Aspen Knolls. It is one of the biggest housing communities of its kind on Staten Island. More than 4,500 residents live in 944 townhomes. The complex was originally built for military families who worked at the Staten Island Homeport. However, when the port was closed, the residences became available to members of the general public.

Development of this community started in 1995 and reached completion in 2006. Residents of the community can enjoy the pool, clubhouse, basketball courts, tennis courts, and children’s playground. Additionally, this community is bordered by a large wooded area. For residents this means a quiet, natural space where they can enjoy a walk among the trees.

Prices on the Arden Heights real estate market range widely. On the low end of the market it is possible to find a townhome for $300,000. These one- or two-bedroom units can be perfect for a working professional with a small family. On the high end of the market, a buyer can invest in a detached home for upwards of $800,000 depending on the level of luxury and the date of construction.

Life in Arden Heights

Arden Heights is a great community for many different kinds of buyers. Active families will enjoy the wide range of recreation facilities, nearby shopping spots, and a centrally located school. Working professionals can enjoy the relaxed, suburban atmosphere of Arden Heights, yet easily commute to the big city for work.

About half of the area that is considered to be Arden Heights is dominated by Arden Woods. A large treed area lined by walking trails. Along Arthur Kill Road, there are a number of soccer fields where children and adults can enjoy a good game. To the east of this neighborhood, avid golfers will find Grand Oaks Country Club and South Shore Golf Course.

Most of the neighborhood’s amenities can be found along Arden Avenue. A shopping complex includes a grocery store, hair salon, several restaurants, a pharmacy, liquor store, and a bank.

Families that include school-aged children will find themselves fortunate to be close to Public School 4. The school is located very close to Hampton Green, Carlyle Green, Forest Green, and Rolling Hill Green. A multitude of walking trails connect to the elementary school and help ensure that many children in the community have the option of walking to and from school without having to worry about traffic. Older children will find that Intermediate School 75 is just a few blocks away in the neighborhood of Woodrow.

Those who commute to Manhattan for work will find that there are several bus routes that make the journey regularly. There is even an express bus that will help you save time on your commute.
